Elastomeric, silicone, or acrylic—calculate the full cost to coat a flat or low-slope roof including coating material, primer, seam tape, surface prep, and application so you quote the restoration job right and don't run short on material on a 10,000 sqft commercial roof.
A coating applied over a dirty, wet, or compromised surface will peel within 1–2 seasons. The prep work — pressure washing, allowing dry time, reinforcing failing seams with seam tape and base coat, treating any ponding damage, and priming where adhesion is questionable — takes as long as the coating application itself on a moderate-condition roof. Don't underquote prep to win the job. A coating failure is your warranty call, your material, your labor, and your reputation. The customer who paid $2.50/sqft for proper prep vs $1.80/sqft for cut-corner prep doesn't know the difference until year two.
Acrylic elastomeric coatings are the market-default choice and perform well on roofs that drain properly. But if the roof has any areas where water ponds beyond 48 hours — common on large flat commercial roofs with settled decking — acrylic will soften, blister, and fail. Silicone coatings are impervious to ponding water and are the only coating system recommended for roofs with known drainage issues. Silicone costs 40–60% more in material but will not fail in ponding conditions. If you see visible ponding stains during your inspection, specify silicone or walk away from the acrylic warranty call that's coming in 18 months.
Coating manufacturers specify warranty tiers based on dry film thickness (DFT) in mils. A 10-year warranty typically requires 20+ mils DFT. A 15-year warranty may require 30+ mils. One coat of standard acrylic at 1.5 gallons per 100 sqft delivers approximately 15 mils DFT. Two coats = 30 mils. If a customer asks about warranty, you need to know what DFT the manufacturer requires and what coverage rate delivers that thickness. Measure wet film thickness with a wet film gauge at application — it's a 30-second check that proves the job was done right and documents your quality control in writing.
