Water Heater Replacement: Where Quotes Leave Money Behind

The Expansion Tank Is Not Optional

Most water systems installed after 2002 are closed systems—a backflow preventer or check valve prevents pressure from bleeding back to the street. When a water heater heats water, pressure builds with nowhere to go. Without a thermal expansion tank, that pressure cycles the T&P relief valve daily, eventually causing it to fail or leak. Code requires expansion tanks on closed systems in most jurisdictions. Include it in every tank replacement quote—it's $40 in material and 20 minutes of labor.

Tankless Saves Operating Cost, Not Install Cost

A tankless unit costs $800–$1,800 more to install than a comparable tank unit. The gas line usually needs upsizing (¾″ to 1″), the venting is different (PVC or stainless Category III), and the electrical may need a dedicated circuit for the igniter. Be transparent with customers: the operating savings are real over 15–20 years, but the upfront cost is significantly higher. Don't let a customer choose tankless because they think it's cheaper to install—it isn't.

Attic and Crawl Space Installs Double Your Time

Pulling a 50-gallon tank through an attic hatch or crawl space access takes twice as long as a basement swap—and if it leaks, the damage is catastrophic. Always install a drain pan with a line to daylight on attic installs, and document the pan installation on your invoice. Some plumbers charge a "difficult access" flat fee ($150–$300) on top of standard labor. Know your number before you're halfway up the attic ladder with a 150-pound tank.
