Rafter Tail Rot Is the Hidden Cost in Every Quote

Rotted fascia is almost always accompanied by rot in the rafter tails—the wood the fascia is nailed to. You won't see it until the fascia is off. Don't promise a price that doesn't account for it. The correct approach: quote the visible work, write "rafter tail repair at $X per linear foot if rot is found" as a separate line item, and photograph everything the moment the old board comes off. Customers who agree upfront don't fight the bill later.

Ventilation Is Building Science, Not an Upgrade

Soffit ventilation works with ridge ventilation to move air through the attic—without it, you get heat and moisture buildup that destroys roof decking from the inside. When you're replacing soffit, it's the perfect time to verify ventilation is correct. A home with blocked soffit vents and no ridge vent is already growing a mold problem in the attic. Note what you find, make the recommendation in writing, and let the customer decide—but document that you identified it.

Gutters Come Off for Fascia Work — Price It

You cannot replace fascia without removing the gutters first. If the customer didn't expect to pay for gutter removal and reinstall, their expectation was wrong—not your quote. Include gutter removal/reinstall as a line item on every fascia replacement quote. If the gutters are more than 15 years old and show rust or seam failures, quote a replacement at the same time—the labor overlap saves 30–40% compared to a separate job.
