Decks look like simple square-footage math. They aren't. The framing, ledger attachment, post anchoring, joist hangers, blocking, and hardware underneath a deck can cost as much as the visible decking on top. Customers who want composite decking almost always want composite or cable railing. Upsell the railing when you're already selling premium decking — the customer is already in a premium mindset.
A deck without a permit that fails — or that causes injury — exposes you to liability with no legal protection. Most jurisdictions require permits for decks over 30" above grade. The inspection process also protects you: a passing inspection is documented proof that the work was done correctly.
